Selling your Campground using the Pre Diligence Process

From the day you purchase your park or build it, you should be preparing to sell it. Let’s talk about what you need to get ready if you’re thinking about selling. We help our campgrounds prepare a package of Pre Diligence. The Pre Diligence process is a gathering of information, Tax Returns, Financial Statements are the very common pieces.

But some are not so common, we want to help create a teaser to show people what your campground is all about and what you’ve achieved. So we’re also looking at things like occupancy rates, ADR, the average daily rate, looking at how many sites you have, have you done some expansion to your park? What are the potential things that could be done by a new owner to increase the value of their investment?

Gathering many brokers who work with campground owners have a tough time gathering that information, and it’s not available in a lot of cases. They may have poor record keeping systems or heaven forbid non-existent. You want to have a listing of all of the assets in the park. You want to have plans for zoning and all of the initial permits that went to opening your park. There’s a lot of information to have ready in that Due Diligence process.
